How we find a leak before opening anything

Three tools, in order. Pressure isolation: we close the meter valve and watch the gauge — if it drops, there's a leak somewhere on the home side. Acoustic listening: a microphone on the slab picks up the sound of water escaping a pressurized line. Thermal imaging: a hot-water slab leak shows up as a warm streak on the floor. Used together, these usually pin a leak to within a foot before we ever cut drywall or concrete.

Slab leak — repair or re-route?

If the leak is in a single isolated section of copper under the slab, we can cut a small access in the slab, patch the pipe, and re-pour. If the rest of the under-slab plumbing is the same age and same material, a re-route through the wall and ceiling is usually a better long-term choice — you're not patching one weak spot on a system that will leak again in 18 months.

Pinhole leaks in copper

Pinhole leaks in copper supply lines are almost always pH or chloride driven, and they tend to come in waves — fix one, see another in three months. If we're patching a pinhole, we'll test your water chemistry and recommend a whole-home repipe with PEX if the underlying conditions guarantee more failures.

Will insurance cover this?

Sometimes. Most policies cover the resulting water damage (drywall, flooring, contents) but not the plumbing repair itself. We provide an itemized invoice that separates detection, repair, and any restoration work to make your claim cleaner.

How accurate is leak detection?

On pressurized leaks (supply lines), we're usually within 12 inches before we cut. On drain leaks (no pressure), it's harder — we may need to camera the line or do a smoke test to pin it.

Can a leak fix itself?

No. A leak that seems to stop is either intermittent (which is worse — it's hiding) or has moved to leaking into a wall cavity where you can't see it. Don't wait.
