When Water Heater Repair is the Right Fix
Repair vs. replace — the honest math
A water heater past 10 years old that needs more than a $300 repair is almost always cheaper to replace than to fix. We do the math in front of you: cost of the repair, expected remaining life, energy cost of the old unit vs. a new high-efficiency one. If repair is the right call, we repair. If replacement is the right call, we say so and we don't try to sell you a repair that buys 18 months.
Common failures, common fixes
Gas tank no hot water: thermocouple or gas valve, usually $185–$350 repair. Electric tank no hot water: heating element or thermostat, $185–$300. Tank leaking from the base: replace the unit. Tankless error code: scale build-up, ignitor, or flame sensor — we flush and diagnose on the same visit. We stock most of these parts on the truck.
Sizing a replacement
If we're replacing, we'll right-size the new unit to your household — not just match what was there. A 40-gallon tank in a four-bedroom house is undersized; a 75-gallon tank in a two-person condo is wasteful. For tankless, we calculate peak demand (shower + dishwasher + laundry running at once) and size for it. We'll show you the calculation.

How long do water heaters last?▾
Tank units: 10–14 years typical. Tankless: 18–22 years with annual flushing. Hybrid heat-pump units: 12–15 years. Hard water shortens all of these.
Should I switch to tankless?▾
Sometimes. Tankless costs more up front and needs annual descaling, but uses less gas and never runs out of hot water. We'll model the payback period against your household's usage before recommending a switch.
Do you do same-day replacements?▾
Most days, for standard 40- and 50-gallon gas and electric units. Tankless replacements and oversized units usually need a day to source the specific unit.
